Shoebox units surfacing in auctions

http://www.propertyguru.com.sg/property-management-news/2014/12/76998/shoebox-units-surfacing-in-auctions Nine shoebox units were put up for mortgagee sale in 2014, according to a report by Colliers International. These small units at various locations such as Geylang, Woodlands, and Haig Road are generally priced below $1 million. Considering there were no mortgagee listings for shoebox units in the past four years, the report said this notable trend reflects the widespread effects of the cooling measures and tightened credit rules. Colliers International’s Director of Auction and Sales Annie Chan said, “Besides singles and couples with no kids, investors are also drawn to shoebox apartments due to their relatively-affordable price quantum.” However, investors who are servicing multiple loans may have faced difficulties in the increasingly-competitive leasing market. “As such, those who are unable to secure tenants or have been hard-pressed to accept lower rents may find i

Analysts expect shoebox rents to drop 5%-10%

http://www.propertyguru.com.sg/property-management-news/2014/12/78116/analysts-expect-shoebox-rents-to-drop-5-10- Property analysts expect rentals of shoebox apartments to fall by five to ten percent in the coming years, on the back of an expected increase in supply, reported the media. Notably, around 6,200 shoebox units are slated to be completed over the next two years. This is a record number compared to the yearly average of 3,000 units during the last decade, said property consultant SLP International. SLP noted shoebox units located near MRT stations or within the city centre would enjoy better rentals compared to others. “Those shoebox developments that are located away from the city or MRT stations, I think they will not be doing very well in terms of their rental demand,” said Nicholas Mak, Executive Director of research & consultancy at SLP International. “And furthermore, if they are located within the suburban areas where typically family units are in more de

This may then result in default in their monthly mortgage payments,” sh

Kallang Riverside review

My 2c: 1. Really ambitious developer or marketing team. Dare to price reference alongside Keppel Bay projects. They are totally different worlds. 2. Nice suspended sky pool 35m long. 3. High 3.2m ceiling. 4. Very spacious master bathrooms. 5. Dont like time limited finishing options sales tactic eg. for free Marble flooring and glass partition panels for bedroom. 6. Piped in encased aircon is nice touch. 7. Developer track record in question. 8. 2000psf for mid floor one bedder is... WOW. 9. Verdict: Find better value elsewhere.

For instance, five-bedders shrank the most with average sizes of the biggest units dropping from 2,035 sq ft to 1,569 sq ft, while the smallest units in this configuration shrank from 1,605 sq ft to 1,505 sq ft. The next most sizeable reduction was seen in two-bedders. The average size of the largest units decreased from 973 sq ft to 864 sq ft in a o

More hdb dwellers buying shoebox homes

By Melissa Tan More Housing Board (HDB) flat dwellers buying private homes are opting for shoebox units, likely as investments, according to a report by consultancy DTZ on Wednesday. A record 13.3 per cent of all private home purchases by people with HDB addresses last year were for shoebox units, which are homes of 500 sq ft or less. These transactions were mainly at projects such as Bartley Ridge at Mount Vernon Road, J Gateway in Jurong East and D'Nest in Pasir Ris, the consultancy said. "Given that most HDB flats are larger than 500 sq ft, these shoebox purchases by HDB addressees are not likely to have been purchased by HDB upgraders looking at owner-occupation and are more likely for investment," DTZ said. http://www.straitstimes.com/breaking-news/money/story/more-hdb-dwellers-buying-shoebox-homes-dtz-20140226
