In our world today, resources are depleting and wastage is sinful. In creating this guide, our principle is simple:   - If I can do it, don't get someone else to do it. - If someone has already done a decent job, don't waste or duplicate the effort. - If there is no real value creation, don't do it. HK: Can we live with less?

" According to guidelines by the Japanese government – a country confronting micro-living challenges as much as Hong Kong, if not more – a person should be able to live comfortably in at least 25 sq m (269 sq ft) of residential space, although the ideal is 430 sq ft." https://www.scmp.com/comment/letters/article/3202272/hong-kongs-light-public-housing-scheme-has-room-improvement

Shoeboxes continue to be relevant

https://www.edgeprop.sg/property-news/why-shoebox-units-continue-be-popular " Despite these criticisms, shoebox units still play a necessary role in the residential market, although sales transactions for shoebox units account for only 7% to 11% of all sales transactions of condominiums in Singapore from 2012 to 2022."

CM again? Shoebox apartments how?

The latest set of cooling measures are targeted at the enbloc rich and we'll heeled downgraders buying into the resale HDB market. The trigger is likely the million dollar HDBs increasingly transacted. Tons of blogs and posts have touched on the measures in detail, so I will not repeat ad nauseum. But then we ask, what is the impact, if any, on shoebox owners and hunters? Popularity of smaller units may increase as a result of tighter LTV because buyer budget dropped by 5%. Perhaps now for some of us, shoebox condo and apartment units become the only viable choice due to the lower TDSR and higher loan interest reference point. Given the likelihood of interest rates breaching 4% soon it pays to be prudent and not over commit. As long as property value is preserved there is always room for upgrade in the future. For those who are downgrading, perhaps also a good opportunity to Marie kondo stuff away so smaller spaces are still liveable.
CM lai liao, surely you have heard!?   My take on the impact: BTO seekers: No impact la, as long as I buy within means la! PLH seekers: Will reconsider really carefully now! Single-home owners: Simi cooling measures? Weather turned hot again ya? Pass the ice-cream pls! Multiple-home owners: Thank goodness I bought already! Upgraders: Wah, maybe we need to aim lower now... can't go for that Penthouse unit liao. Downgraders: Walau, how to sell at 1million pricing to potential buyers now? KNS.... but nehmind, sell low buy low also la! Developers: Siao liao... there goes our insane profits, need to taper liao to move units. Demand impacted sia! REITS: WAHAHHAHAHAHA, orbi la! Come come come, invest in Commercial and Industrial properties lai lai lai! Our turn to shine lor! Chewren: Mummy mummy, property price keep going up and getting harder and harder to buy. Which house you going to give me next time??!

Location, Location, Location - still relevant in the post-COVID world?

" Working-from-home remains the default mode of working, and all employers should provide the facilities necessary and direct every worker to work-from-home, as far as reasonably practicable." - goBusiness  " Remote working is an opportunity for companies to change their way of working sustainably and reap the benefits over the medium to long term. Think of less office space, less commuting, fewer business trips, shorter breaks and greater focus for employees." - EY Belgium " The reality of working from home in a small apartment is that you’ll be carving out a space to work in a room that serves a different purpose. If you can make your workspace look attractive, go for it. If not, don’t worry about the aesthetics – it’s function that matters." - Forbes " Beyond the need for more space, the trouble is homes are built differently from offices. Residential flats tend to be built with a north-south facing to minimise sun glare and heat coming into flat...

Singles (and celebrities) prove that shoebox apartments are still relevant in 2020

COVID19: How are you holding up?

Hello everyone, to my readers out there, hope you are holding up fine during this pandemic. 1. If you live in a shoebox, do spend more time at the balcony for fresh air and sense of wider space, as you may be restricted in milling around the estate. 2. Have your personal corners to keep sane. 3. Set up a schedule if necessary, for bathroom use and TV time. 4. Make use of technology like smartphones and tablets. 5. Talk softly, be respectful of other occupants' needs. 6. Do house chores together. 7. Do on the spot exercises like rope skipping, aerobics, yoga and body weight training. 8. Continue to chat and communicate regularly with your family and friends! 9. Don't coop up at home the whole day. At least (at most) once a day, exit the building for essential errands such as taking away a meal, walking the dog if you have one or just a quick stroll around the estate for some fresh air and take a breather for sanity.

Tech alleviates cabin fever for shoebox residents

Tech alleviates cabin fever for shoebox residents By Valerie Kor / EdgeProp Singapore | April 24, 2020 6:00 AM SGT SINGAPORE (EDGEPROP) - Marketing manager Karyn Wong is too busy to be bored. Despite having to stay home during the “circuit breaker” period implemented to help prevent further spread of Covid-19, she has been working with her husband from their 355 sq ft home on Haig Road. She says: “I have been swamped with work. In fact, I am struggling to find the work-life balance when working from home.” The couple is renting from Wong’s father, who originally purchased the property as his retirement home. Working from their compact home has been conducive for Wong so far. The only challenge she faces is when both she and her husband have to take video-conference calls at the same time. “When that happens, one of us stays put, while the other goes to the bedroom,” Wong says. The percentage of condominium sales measuring less than 500 sq ft rose from 13.6% in Q2 to 15.1% in Q3, while those measuring between 700 sq ft and 1,000 sq ft increased from 30.3% to 33.5%.
